Do I need a lease guarantor?
We allow guarantors on a case by case basis - but only for income purposes.
Do you offer co-living with individual leases?
We do not offer co-living or individual leases (by-the-bed, such as found in student housing) at this time.
Can I apply online?
Absolutely! Our online application can be found on our website, just click on the Apply tab.at www.yourpheasantrun.com
Do I have to pay first & last month's rent?
You will pay a security deposit and first month's rent at move-in. Last month's rent is not paid in advance.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Rent is due on the 1st of each month. Rent is paid online. We accept payments through your checking account (no fee), or with a debit or credit card (fees may apply).
Is there a late fee for overdue payments? Is there a grace period?
There is a $50.00 late fee if rent is not received by the 3rd of each month.
Are utilities included?
Heat and hot water are included. Select apartments also include gas cooking.
Are there any other costs not included in the rent?
There is a monthly water/sewer/trash fee of $15.00 - 40.00 based on apartment size.
Is renter's insurance required? (Add details, how much, what kind.)
Yes, we do require renter's insurance. A minimum of $100,000 in limited liability coverage required. Proof of policy must be provided to the leasing office prior to move in.
What happens if I need to move out before my lease expires?
You are responsible through the end of your lease. Lease breaks are handled individually.
Can the apartment be sublet or listed on Airbnb or VRBO?
No, we do not allow subletting or listing on short-term rental sites like Airbnb or VRBO.
What are the occupancy guidelines?
Maximum occupancy is one resident per studio, two residents per one bedroom, two residents of non-familial status per two-bedroom or four residents of familial status per two-bedroom.
What leasing options are available?
Lease terms start at 12 months
What are your application/screening requirements?
We require proof of income in the form of 2 recent paystubs, prior year tax return or a signed new job offer letter.
How much is the security deposit and is any of it refundable?
The security deposit amount depends on the result of the screening and could be either $500 or equivalent to 1 months' rent.
Is there an application fee?
$60.00 application fee per applicant
Are there Qualifications - income, credit history checks, criminal history, rental history, etc.?
Verifiable income, positive credit history, and a criminal background.
Do you have items I can rent?
We do not have any items to rent.
What are the occupancy limits?
Maximum occupancy is two residents per one bedroom, two residents of non-familial status per two bedroom or four residents of familial status per two bedroom.
What are hours of the leasing office?
Leasing Center hours are 9 AM - 6 PM, Monday - Friday, 10 AM - 4 PM, Saturday, and Closed Sunday.
What are the hours for the clubhouse?
The clubhouse is open 9 AM - 6 PM, Monday - Friday, 10 AM - 4 PM, Saturday, and Closed Sunday.
What are the hours for the fitness center?
The fitness is open 24/7 for your convenience — come on by for a workout.
What are the hours for the pool?
The pool is open 9 AM - 8 PM Memorial Day weekend through Labor Day.
What are the hours for the laundry facilities?
For your convenience, the laundry facilities are open 24/7.
What are the hours for utilizing outdoor amenities?
24 Hours
Do you have package lockers/how do I get my packages?
Packages are left in your building's lobby. If you prefer, you can have packages delivered directly to the Leasing Office at 9 Silver Drive for secure storage until you can pick them up. If you choose this option, we’ll send you an email notification when your package arrives.
Is additional storage available?
No, we do not have extra storage available for residents at this time.
How do I reserve community amenities?
Clubhouse can be rented. Stop by the office for details.
What security features does this property offer?
Buildings are limited access, requiring a key or to be buzzed in.
Does this community have a pest control service?
Yes, monthly preventative maintenance. Report any insect activity to the management immediately.
Do you have BBQ grills? What kind of grills do you have?
Yes. Charcoal Grills and picnic tables are available near our playground.
Are concierge services available?
We do not have concierge services; however, our staff is happy to answer questions and help you with what we can.
Does the community have bicycle racks?
Yes. There are multiple bike racks located throughout the community.
Do you offer valet trash service and/or recycling?
No
Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)
Xfinity is our cable provider and the resident is responsible for payment and setup.
I have a noise complaint. Who do I contact?
Please contact the Leasing Office for help in resolving noise complaints.
I have a maintenance/emergency maintenance issue; who do I contact?
For emergency maintenance, we have a 24-hour answering service that can be reached by calling our Leasing Office at 603-888-7300. For non-emergency maintenance issues, you can make maintenance requests through the Resident Portal, or by contacting the Leasing Office.
Do you allow pets? What is the pet policy?
Yes, we are a pet-friendly community. Indoor cats are permitted. Max of 2 pets per apt - 2 cats or 1 dog and 1 cat. The monthly pet rent per cat is $40.00. Additional restrictions apply and will be explained during the leasing process. Dogs of non-aggressive breeds are permitted in certain apartment homes. There is a maximum of one dog per apartment home. The monthly pet rent for a dog is $50.00 per month. Additional restrictions apply and will be explained during the leasing process. This policy is subject to change without notice.
What is the policy for snow removal?
All vehicles must be moved by 9 AM the morning after any snowstorm that accumulates two or more inches of snow.
What is the smoking policy?
Pheasant Run is a smoke-free community.
What is the parking situation? What about guest parking?
One parking permit is issued per licensed driver with a maximum of 2 vehicles per apartment. A visitor lot is available on both Silver Drive and Danforth Road.
Are there building quiet hours?
Yes. Quiet hours are from 9PM - 8AM.
What decorations or changes to the apartment are prohibited?
Residents are not allowed to wallpaper or install fixtures on the ceiling, doors, or appliances, nor can they use adhesive shelving paper in cabinets or drawers. Hanging or displaying signs in windows is also prohibited. Additionally, modifications to plumbing or other building systems are strictly prohibited.
Are there fees for using the common spaces?
Yes, residents can rent the Great Room for private parties. Weeknight rentals between 5 PM - 11 PM are $150.00, Saturday rentals between 4 PM - 11 PM are $200.00, and Sunday rentals between 10 AM - 11 PM are $250.00.
Are there restrictions for what can be put on balconies and patios?
You’re welcome to decorate your patio or balcony with outdoor furniture and potted plants. However, balconies and patios cannot be used for storage or to hang clothes to dry. You may not drill holes, attach anything to the balcony railings, building exterior, or use clamps on the railings. Charcoal and gas grills are also prohibited.
What is the procedure for moving in/out?
Residents are required to provide a 60-day written notice to vacate. Please make sure to follow the guidelines for moving out, including clearing your apartment, arranging for any final inspections, and returning keys. Additionally, ensure that your moving truck does not block walkways, drive on the grass, or park on lawn or garden areas during the move.
Do apartments have dishwashers?
Yes. All one- and two-bedroom apartments include dishwashers. Studio apartments do not include dishwashers.
What appliances are in the apartment? Are the stoves gas or electric?
Apartment kitchens come equipped with a refrigerator, stove, and dishwasher. Stoves on Silver Drive are gas. Stoves on Danforth Road are electric. Sinks have garbage disposals, with the exception of our studio apartments, which do not.
Do these apartments have built-in USB outlets?
No, just regular outlets here.
Is there air conditioning?
Yes, one air conditioning unit is provided for each home.
Are washers and dryers available? Are they in the apartment?
Laundry rooms are located on the first floor of every building. Individual washers and dryers are provided in our Town Homes only.
Is there a bathtub or just a shower? Are they together or separate?
Apartment bathrooms have a tub/shower combination.
When were these apartments built? Have there been any renovations?
Pheasant Run was built in the 1970's with ongoing building and apartment renovations.
What appliances are in the kitchen?
Kitchens are equipped with a refridgerator, stove, dishwasher and garbage disposal. Select homes have microwaves.
Is there public transportation nearby? What stop is closest?
Yes, we are located along Nashua's 6 and 6A bus routes.
Are you near any transportation routes? Which ones?
Yes, we are — Route 3 is less than a mile from our community.
What schools serve the community?
Sunset Heights Elementary School, Fairgrounds Middle school and Nashua South High School.
How much traffic is there in the area? Are there any times during day/night that it is heavy?
You may experience heavier traffic on the Daniel Webster Highway on weekends and around the Christmas holiday season.
When is rent due?
Rent is due on the first of every month. Rent received after the 3rd
day of the month is considered late and subject to a $50.00 late charge.
What forms of rent do you accept?
Payments can be made on your Resident Portal via eCheck, debit or credit card. Convenience fees are applied to debit and credit card payments.
How do I pay rent? Can I pay online?
Rental payments are made through the Resident Portal.
Can I set up automatic payments for rent?
Yes. Auto-payments can be set up through the Resident Portal Payments section.
How do I access FLEX rent payments?
Flex rent payments can be set up by clicking the Flex banner on your Resident Portal, or visiting their website directly: getflex.com
How do I access my resident portal?
You can download the resident portal app from the appstore or google play store. You can also visit our website princetonproperties.com and under "Resident Corner" you can select "Resident Portal"
What can I do in my resident portal?
You can pay rent, contact the leasing office and schedule maintenance. You can also upload, view or sign documents.

Am I able to renew my lease? How?
We will send you a renewal approximately 75 days before your lease expires. You can also request a lease renewal on your Resident Portal by selecting "Request Renewal" under "Lease Options".
Can I add occupants to my lease? What is the process?
Any changes to the household must meet our occupancy guidelines and be approved by the Leasing Office. New applicants will need to pay a $60.00 application fee and meet our application screening requirements.
Am I able to transfer from my current apartment to a new apartment or building?
Transfers may be allowed with management approval, provided the following conditions are met: you have lived in your apartment for at least 6 months, submit a 30-day notice to vacate your current apartment, have been current on rental payments for at least 6 months, and pass a management inspection showing your apartment has been maintained in a clean manner with no damages beyond normal wear and tear. Transfers are subject to a $750.00 transfer fee.
What constitutes an emergency maintenance request?
Emergency maintenance requests include issues such as leaks, no heat, fire, non-functioning toilets, and a refrigerator that is not working.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
You can submit a maintenance request on your Resident Portal or by calling our Leasing Office. Note: all emergency work orders must be called in and should not be entered online. Non-emergency work orders are typically completed within 1-2 business days.

How do I enter a maintenance request online?
On the resident portal, click "My Apartment" then maintenance. You will then click request maintenance and describe the issue you are experiencing.

While there are no designated hours for outdoor amenities, we ask that you be mindful of our community's quiet hours, which are from 9 PM to 8 AM.

Can I have a pet(s)? Is there a pet rent or breed restrictions? What is the process?
We welcome cats and dogs. There is a pet rent of $50 per dog and $40 per cat. We allow two pets in total – max of 2 cats or 1 dog and 1 cat. Dogs must be at least 6 months old and under 80 lbs. We do have breed restrictions and invite you to contact our leasing office to learn more!
How do I get my packages?
Packages are left in your building's lobby. If you prefer, you can have packages delivered directly to the Leasing Office at 9 Silver Drive for secure storage until you can pick them up. If you choose this option, we’ll send you an email notification when your package arrives.
Can I make spare keys?
Building keys and apartment key fobs cannot be duplicated. Additional building keys are available for purchase at $25 each, and apartment key fobs are $50 each.
How do I set up or transfer utilities (electric, water, gas, internet)?
Residents are responsible for setting up electricity and internet service. Electricity can be set up by contacting Eversource, and internet service is available through Xfinity. Links and phone numbers are provided in your move-in checklist.
Can I sublease or assign my lease to someone else?
The lease does not allow for subletting or for apartments to be listed on short-term rental platforms like Airbnb or VRBO.

What can and cannot go down the garbage disposal?
To keep your garbage disposal running smoothly, only dispose of small food scraps that can easily break down. Starchy foods, grease, oil, and non-food items should not be put down the disposal.
What is the smoking policy?
Our community has a strict no-smoking policy. Smoking is prohibited in all areas, including apartments, hallways, stairways, common rooms, patios, and outdoor spaces such as parking areas, lawns, and walkways. If you choose to smoke, please do so at least 30 feet away from any building. Smoking includes cigarettes, cigars, pipes, e-cigarettes, and similar devices.
Can I decorate my patio/balcony?
You’re welcome to decorate your patio or balcony with outdoor furniture and potted plants. However, balconies and patios cannot be used for storage or to hang clothes to dry. Can I paint the walls or install my own fixtures?
You are welcome to paint the walls as long as you return them to their original color before moving out. However, residents are not allowed to wallpaper or install fixtures on the ceiling, doors, or appliances. Modifications to plumbing or electrical systems are also strictly prohibited.
